Land prices for Concho
  • Blue = Average asking price that sold
  • Red = Average price paid

I think the thing to remember with this chart is that in Concho there are a lot of smaller acreages that change hands, and that it's less populated than even Snowflake. I'd be willing to bet that at the end of this quarter, those numbers will be back up there.

Wow, look at what's going on with residential in Concho. It's really spiked in this quarter so far.

This shows the average days on the market for land compared to residential for all areas. Again this is from the third quarter in '07 to now.

My gut instinct here is that between last quarter and now, a lot of people have decided to allow their listing to expire, or they've withdrawn until the market get's better. It could also be that there are quite a few homes that have gone into foreclosure. I haven't seen a lot of those as yet personally, but there are a lot of areas outside my particular area that are figured into these numbers.
