73 Acres In River Meadows Ranch
This is an outstanding buy, and should not be overlooked. This one *will not last*! Anyone that reads this blog, knows I don’t say these things lightly, but here’s why this is such a great value: 73 acres, and the owner is asking $32,000. I know everyone is going to be calling to find out what the catch is, so I’ll say now what I’ll say then, the owner just wants to sell. It’s as simple as that.
This land has no trees on it, but it does have some nice views. Its flat meadow type land that sets on a slight rise, higher than the surrounding territory, and it borders state land. Bordering state land is desirable to many people in this area, because when you buy a piece of land here, many times you’re buying a view. So when your land borders state land, you have a pretty good idea your view isn’t going to be obstructed with a new development next week.
Getting here isn’t tough, but depending on which way you go, it’s a ways away. The best way in is on the pavement approximately 55 miles from Snowflake, 25 from Concho, and 50 from Show Low. You can cut off about 25 miles going to Snowflake, by using approximately 10 miles of dirt road, so using this route you would be around 30 miles from Snowflake.
There is no power here, and alternative power would be about the only option. The owners association does have a water haul station, so if you don’t mind hauling water till you get a well drilled, or if you just want to haul water, you can.
Property owners association membership is mandatory here. Association dues I’m not too sure on yet, but on the last listing I had in here, the owner was paying in the neighborhood of $160 per year for a piece half the size. So by *guestimation* I would think it’s around $320 per year for this plot.
