5-9-08 004 This is a beautiful, site built home with 2,600 square feet of living space, on 20 acres in an excellent spot, away from it all, but with very good access, and outstanding views. This home is completely set up with alternative power, but also has APS power as a backup.

Access is directly from a paved road. When you leave Hay Hollow Rd and start up the drive to the home, you can’t see the house until you get to the top of the hill, and when you’re standing in the 5 acre yard around the home, it’s very peaceful and private.

The home & property are very clean, and all buildings including the home have been well kept up. There is an attached two car garage. In the main house there is an attic fan and there are ceiling fans in all rooms. There are European fixtures in both bath tubs, and in the Arizona room there is a porcelain tile floor.

Power is from a 1500 watt wind generator, and a large set of solar panels on an automatic azimuth and elevation direction control, all harnessed and controlled by two late model inverters and a good bank of batteries. If for some reason you need to use more power, APS power will automatically kick in. And if you don’t want to use APS for a backup there is also a 10KW, 25HP generator which is fueled by propane.

There is a 40′ tower windmill with a lift pump that keeps a 4500 gallon water tank full. A boost pump pulls off of the tank to keep two bladder tanks full for good water pressure. But again there is a backup. There is also an electric deep well pump in the same well, in case you need more water. Very nice setup.

There are six outbuildings, a bunkhouse, power house, garden house, greenhouse, chicken house, and workshop. These buildings are all color coded to match the main house, except the greenhouse of course. The bunkhouse and power house are both insulated, and the workshop has approximately 1000 square feet of work space.

When the owners bought the home they had it checked for termites, and have had it treated bi-monthly there after. The exterminator also bombs underneath the house twice a year for insects .

There are two propane tanks that go with the property. One is 575 gallons and the other is 500 gallons. Both go with the property. The 575 gallon tank is dedicated to fuel the generator, and the other one supplies the house. The home is heated either by a nice wood stove (see the pictures below), or by propane.

Around the home there’s a fence that encompasses approximately 5 acres to keep pests and predators out. It’s kind of unique, and I don’t know if I can adequately explain it here, but the owners told me it was meant as a safe place for children to play and for keeping wild life away from the garden, and I understand it’s worked very well for that purpose.

The 20 acres is fenced on three sides, but this property used to be a 40 acre parcel and the whole 40 is fenced, so open range cattle have to eat somewhere else. :))
