There are a few things as I read this that catch my eye, and I will be writing about. One of the things that will change is that there will no longer be any AG-1 zoning which as I write this, most of the land out in the county is AG-1. This stands for Agricultural General - One acre zoning. So you could if you wanted, go out and buy 40 acres and give one acre to each of your kids and still have one acre for you to live on. I now have to clarify this because if your math is ANY good it means that I should have 39 children - which I don’t - Yet. Maybe some day when I grow up.

In article 4, which is titled “Agricultural General Zone”, go to section 405 A. There it says that “Each lot shall have a minimum lot area of 36 acres.” Tell me if I’m reading this wrong but what I see is that there will be an AG zoning but it will no longer be anything less than 36 acres. Which for some may be a good thing, but for others it may hurt. I know that some people come into the area to invest, do a five split and make a little money, and that brings others that can’t afford a 40 acre plot and buy 6 or 8 and retire or are just happy to get out of the city.

As you read further in article 4 it seems to show the kind demographic they would like to see drawn to the area. This I am a little torn on, because it will keep some people from ever being able to live their dream of building their own home and living away from all of the rules and regulations that come with a CC&R in a subdivision where everything is safe.
