Are you a horse owner? Especially if you're a roper, I think this one should catch your eye. A regulation roping arena, two horse stalls, two stallion pens, a hay barn that stores 4 tons of hay, and a large well, powered by a 46KW generator with a 5,000 gallon water storage tank - all on 20 acres 1.5 miles from pavement for $64,000.

A lot of work, iron, and love has gone into building this place. Everything appears to be functionally sound and well built. I believe all the horse facilities are built out of iron, and from what I know of horses, they like to lean, kick, and generally play rough, so I would imagine that these buildings should hold up pretty well.

Getting here is very simple. Pavement goes to about a mile and a half from the property, less if you go in the back gate, and most of the gravel road is county maintained. It should be very easy to get horse trailers in and out.

The well is on a well share agreement with the owner of the neighboring 20 acres. I've not found anything documented on the size of the well, but from everything I've seen and heard it's big enough to take care of both properties with out a problem. My understanding of the well share agreement is that there should never be more than two households on the well, and that whoever buys this property will hold a 55% controlling ownership of the well.

There was a passing percolation test done back in August of 2006, but no septic was ever installed.

If you're a roper I should think this property would be awesome, but even if you just want, or already have horses, and need a place to keep them, I'm sure the roping arena could be used in many excellent ways. I think alpacas and other animals would do very well here also.
